2.20 Affordable Housing
Part 2 – General Considerations for Development
This section describes Council's objectives for affordable housing to achieve the objective of retaining and expanding the local supply of affordable housing.
Objectives
Social Inclusion: To increase the availability of socially inclusive affordable housing options that support a diverse range of household types and income levels.
Quality and Context: To ensure affordable housing is well-designed, situated in appropriate locations with access to transport and services, and responsive to the specific needs of the local community.
Perpetuity and Management: To ensure that affordable housing (including existing supply) is managed and retained permanently as a community asset.
No Net Loss of Dwellings: To ensure that development does not result in a decrease in the existing number of dwellings on the land, consistent with the strategic goals of Our Fairer Future.
Controls
Affordable units are to be evenly distributed throughout the site. They are to utilise the same materials as market-rate residences.
Units are to include a variety of sizes to ensure they will cater for varied income levels and occupancy needs.
Affordable housing is to achieve the same level of amenity as other residences in the building.
Projects are to satisfy the requirements of any relevant Affordable Housing Contributions Scheme and Council's Affordable Housing Policy 2022.
